Background

Hong Kong is constantly out of floored area and the government scramble to find more space for property development. The government is introducing a lot of commercial land into central, and there would be demand for feeder residence.

There are multiple ways to introduce higher capacity - Subletting, redefining habitable space, giving more PR, etc.

Why

Inner-city space is still sought after, and they usually cater for small footprint, high price flats.

Existing internal growth model of demolish then repurpose old building either result in a small inefficient lot or takes time to consolidate land resource, and often destroy native streetscape or ground level social fabric. To quickly fill up connected space, and not to simply replace the town, the trade of headspace might allow the peace of current social situation might be suitable.

What

This thesis focus on maximizing floored volume of built area in the scale of block with minimal disturbance towards existing structure, while revisiting our current definition of property rights and planning intends.
